First development application lodged for Newcastle Station heritage precinct transformation

Newy 87.8 FM – A first-stage development application has been lodged with City of Newcastle to transform the state heritage-listed Newcastle Station into a tourism, retail and hospitality precinct.
The NSW Government, through the Hunter and Central Coast Development Corporation (HCCDC), has partnered with Ashbridge Capital on the project. Ashbridge takes a 99-year lease on the Scott Street site, while HCCDC remains owner on behalf of the NSW Government and acts as landlord.
Ashbridge Capital, described by HCCDC as an Australian real estate investment and development manager, was selected through a competitive tender.
Initial plans, subject to approvals, include a café, artisanal bakery and specialty fine-foods retailers, restaurants with outdoor dining, a wine bar and cellar door, a gastropub focused on regional beers and local produce, a multi-purpose function room on the top floor and boutique short-stay accommodation. Outdoor spaces would continue hosting markets, live music and community events after completion.
The first-stage development application, lodged by Ashbridge Capital, covers building upgrades and essential conservation repairs ahead of refurbishment. Heritas is the project's heritage architect.
Works are expected to commence in 2027, subject to planning approval by City of Newcastle, and are estimated to take approximately 12 to 18 months, with venues opening after that.
Temporary activation including pop-ups, markets and events continues through 2026, and existing business tenants will depart when works begin.
